Plowing and Ice Management for Commercial Access

ASRE provides commercial snow removal in Allentown and throughout the Lehigh Valley for businesses, HOAs, churches, schools and other commercial properties. Services include plowing, salting and de-icing, walkway clearing and snow pile management. Choose a seasonal contract or discuss on-demand work around the entrances, lots and paths your property uses.

A useful winter plan accounts for more than the open parking lot. Building entrances, pedestrian routes and the place snow will be piled all affect access after plowing. ASRE discusses the property layout, priority areas and service schedule when planning your service. Pre-storm salting and on-call snow service are also available. Call 610-797-3212 for a free estimate and explain the property type, operating hours and the areas you need covered.

How it works

Build a Winter Plan Around the Site

  1. 01

Walk the lot and building access

Identify the property entrances, main drive lanes, parking aisles and doors people use. Share a layout and explain any restrictions from parked vehicles or deliveries so the estimate covers the actual routes through the site.

  2. 02

    Separate vehicle and pedestrian priorities

A plowed lot does not clear the sidewalk leading from it to the building. Discuss steps, walkways and entrances as their own work areas, including the paths residents, staff or visitors normally use and the areas not included in your requested service.

  3. 03

    Discuss snow placement and ice

Decide which parts of the property are available for snow piles and identify recurring refreezing locations. Meltwater paths, shade and drainage affect ice after snow has been moved, so discuss salting and pile management alongside plowing so everyone knows what is included before the season starts.

  4. 04

    Choose a service arrangement

ASRE offers seasonal contracts and on-demand service. Review the agreed areas, schedule and how to request additional attention during a storm or icy period, including whether pre-storm salting is included in your service and which additional services need an availability check.

  5. 05

    Review changes during the season

A new parking layout, different building entrance or changing property use affects the winter plan. Tell ASRE about those changes and report access or refreezing concerns with their exact locations so the request is specific and any added work is discussed against your service arrangement.

For Businesses, HOAs, Churches and Schools

For Businesses, HOAs, Churches and Schools

Commercial winter service fits retail and office properties, shared HOA areas, churches, schools and other sites where people need parking and building access. The plan should reflect how the property operates: customer paths differ from delivery routes, and a shared entrance differs from an unused side door. ASRE serves Allentown, Bethlehem, Easton, Emmaus, Macungie, Whitehall and surrounding Lehigh Valley communities. Facility managers overseeing several locations should identify each address and its covered areas separately. A clear agreement helps distinguish regular service from an extra snow or ice request as conditions change.

Project example

Locally Owned Snow and Ice Management Since 2001

Advanced Snow Removal and Excavating LLC was established in Allentown in 2001 and remains locally owned and owner operated. President Joseph Tomanik III began providing snow removal in his Allentown neighborhood before establishing the company. ASRE is a member of the Snow & Ice Management Association, known as SIMA, and the Lehigh Valley Builders Association. Today its commercial winter offering includes plowing, salting and de-icing, pile management and walkway clearing, with seasonal and on-demand arrangements for Lehigh Valley properties.

FAQ

Frequently Asked Questions

Straight answers to the questions we hear most. Need something else? Give us a call.

What does commercial snow removal include?

ASRE offers plowing, salting and de-icing, walkway clearing and snow pile management. The agreement determines which services and areas are included at your site. A parking lot, entrance and sidewalk have different access needs, so identify each during the estimate. Pre-storm salting and on-call service are also available for discussion. Ask for a snow removal plan that fits how you use your building and identifies the paved areas you need cleared.

Should I choose a seasonal contract or on-demand service?

A seasonal contract gives you an agreed winter service arrangement for the property. On-demand service involves requesting work when you need it and confirming availability and what is included. The choice depends on how the property is used and how you want winter requests handled. Discuss operating hours, access priorities and salting needs with ASRE. Review what is included and discuss arrival times. Neither option automatically includes unlimited work or a specific arrival time.

Do walkways need a separate discussion from the lot?

Yes. Clearing a parking aisle does not address the route from the parked car to the door. Identify sidewalks, steps, ramps and building entrances when requesting an estimate. ASRE provides walkway clearing and salt and de-icing service for commercial properties. Tell us which pedestrian routes are in regular use and which areas are excluded. This gives you a more useful service plan than treating the parking area as the entire property.

Why does snow pile placement matter?

Piles take up space and sometimes send meltwater back across pavement when temperatures rise. If that water freezes, a cleared walkway or lane needs attention again. Snow pile management is part of ASRE's winter services, and pile locations belong in the property discussion before and during the season. Point out crowded parking, obstructed access and recurring meltwater paths so ASRE knows where you need snow removal help.

How do I request help outside my normal schedule?

Call 610-797-3212 for on-call or priority service when storms or ice need attention beyond your normal plow schedule. Give the address, explain the affected areas and mention your existing agreement. ASRE will confirm availability and the work requested. Arrival times vary; there is no fixed response time. If the problem is ice rather than accumulated snow, say so directly so the conversation includes salting and de-icing instead of only a plowing request.

What should I have ready for a free estimate?

Provide each property address, a layout of the parking and pedestrian areas, operating hours and the entrances you need covered. Identify snow storage space, known refreezing areas and any access restrictions. Say whether you want seasonal service or on-demand work and whether salting should accompany plowing. ASRE offers free estimates. The discussion should identify the winter services you need, with additional requests and changes handled through the agreed service arrangement.
